Planning Yass Valley is a registered incorporated non profit association set up by ratepayers and residents of Yass Valley to achieve a better planning outcome for the benefit of all ratepayers and residents.
In 10 years’ time, Yass Valley, in the peri-urban area of the nation’s capital, will set the standard for a self-sufficient, sustainable, semi-rural community through a variety of land uses, which also achieves best practice environmental management for future generations.
There is ample evidence to support the view that the area near the NSW ACT border in Yass Valley will be developed soon into an urban extension of Canberra with areas devoted to industrial support activities.
How this development will benefit or disadvantage Yass Valley landowners in the area is uncertain, but the most likely options for landowners are to sell to a developer for the best price you can, or remain on your land and be surrounded by housing or industrial estates.
Yass Valley land close to the border is selling for about $5.50 per square metre and land in the nearby suburbs of Canberra is selling for about $1,000 per square metre.
Most of us would take the $1,000 per square metre if it was offered and immediately retire or buy cheaper land further away from Canberra.
Unfortunately, developers including the ACT Government will use many tactics to apply pressure on landowners to get them to sell their land at a fraction of its value. One of those tactics is to divide and conquer.
If you have very deep pockets and lots of influence with the ACT Government then you might be able to protect your interests on your own, but for most of us the only chance we have of getting a fair share of the profit to be made from converting our land into future suburbs of Canberra is to work together.
Planning Yass Valley Inc. was set up for the sole purpose to help people work together to achieve a better result than we could achieve individually. You can join us and be part of the decision making process or wait for the developers to knock on your door.
The area to the immediate north of the ACT NSW border is going to change. Traditional farming is no longer viable in the area. New age farming is a possibility, but more likely the area will be used either for high density housing or undesirable industrial activities if we don't do something now to stop it.
The question is whether enough people care about what that change will be like and when it will occur.
Presumably you moved to the area because of the qualities of the area. Qualities such as the rural character of the area, larger lot size and access to Canberra's services and employment.
Do you care if these qualities are lost?
You will need to join forces with others who are in a similar position if you want to have some control over the changes that are coming.

This is a well organized democratically run organization working with all stakeholders to achieve an outcome that is acceptable to everyone.
Talk to your neighbours. See what they want and find your common interest.
Talk to all levels of government, from Council to the Federal Government. Council is the first level, but ultimately the Federal Government will be involved if and when land resumption takes place.
We need to have a common vision for the area. What's yours? Lets combine our individual visions into one so that we have a clear target to achieve.
